Alaska Ave. Project Gets the Name


Today's project site visit was at Alaska Ave. Residential Condominium. This project was designed by ALine Architecture and built by Monarc Construction. The owner has decided to name it Shepherd Flats.

The project has undergone a very long journey with design, Board of Zoning Adjustment (BZA), original permit, permit revisions, budget constrains, value engineering, utilities challenges, construction and ADA accessibility. At the end, it was a rewarding and worthwhile experience. It's exciting when you get near the finish line and you start talking "punch list".

This project offers 9 units that will be available for sale, entering the DC housing inventory later this Fall. It is delightful to see the transformation of this '50s property into modern residential apartments with high quality materials, clean design, and precise workmanship.

The gut job created new opportunities for new floor plans, modern systems, energy efficiency, ample daylighting, and upgraded utilities. The iron work design of trellises and the building cornice provide a fresh design and a dynamic building texture. The Juliet balconies allow larger openings on exterior walls that invite additional light and air, which strengthen the indoor-outdoor connection. We can't wait to see this project completed.
