The Alaska Condominium project involved the complete renovation and conversion of an existing three-story mixed-use apartment building with a basement into nine high-end residential condominiums in Washington, D.C.. Due to zoning requirements associated with the proposed increase in residential density, the project required approval through the Board of Zoning Adjustment (BZA) process.
ALine Architecture played a central role throughout the project, assisting the owner with BZA presentations, entitlement drawings, architectural design, and the preparation of comprehensive construction documents. The firm also coordinated closely with third-party peer reviewers and permit facilitators to navigate the permitting process and secure the original building permit approval.
During construction, ALine continued to support both the owner and contractor by developing significant value-engineering solutions that improved project feasibility while maintaining the overall design intent. These modifications ultimately required revisions to the approved permit, which ALine successfully coordinated and incorporated into the project documentation.
